Pacific Grove I
13.9 acres -- 45'x 67' min. lots ( 3,015 S.F. min.)
138 Dwelling Units -- Density achieved: 9.9 D.U./acre
Gold Nugget Award - 1994, Profess'l Builder Magazine 1/95, Builder Mag.11/94

Land Planning design, phasing and plotting of 7 construction phases of 4 floor plans. The highly successful Pacific Grove features single family detached homes with front yard entries, porches, two car garages, private rear yards, mixed architectural and roof styles reminiscent of older evolving neighborhoods like Pacific Grove / Monterey & Laguna Beach. This project sold 3 homes/week in 1994-95 ($174,000 to $203,000 -- 1,242 to 1,819 S.F.), while the nearest competition was selling at 1.5 homes/week. Planning / design innovations achieved include 10 D.U./ acre and eliminating the individual H.O.A. with creative lot & subdivision design. This eliminated additional H.O.A. fees, reduced governing, and lawsuit potential for new homeowners.

A continuation project -- Pacific Grove II was designed adjacent to Pacific Grove I, to handle a continuing market demand and utilize the existing model complex. A single entry road with loop and cul-de-sac streets are featured on this new phase.

Pacific Grove I & II enjoy no individual Homeowner's Association or fees due to design creativity in minimization of internal slopes, use of dedicated private streets, and larger than average lot size, as well as minimal grading and retaining walls.

A new prototype Single Family Detached product was created by Bryan Menne and Horace Hogan II (Pacific Gateway). Based on the sales success, this product has been imitated everywhere.
